Did you know there are 4 different valuation methods to determine your home's value?1. AVM= Automated Valuation Model. Value calculated using pubic records only. (Zillow, Realtor.com, Redfin, etc.)2. RVM = Realtors Valuation Model. Value estimate includes MLS Active, Sold & Off Market Data. MLS tool through Realtors Property Resource.3. CMA = Comparative Market Analysis. Performed by a licensed Real Estate associate or Broker to determine an approximate value considering all data and property condition. 4. Apprasial= Performed by a licensed Real Estate Appraiser to determine what a property can appraise at for loan approval purposes.

This sale took a while, and we had to explain to potential buyers, agents, and the appraiser that previous sales in this complex had been distressed for various reasons. Consequentially, we got full value for our seller - $463,000 - when the previous high sale for any unit in this complex was $360,000.
